A planning application for a new SuperValu on Collins Lane in Tullamore, Co. Offaly, has been placed on hold by Offaly County Council pending further information, the Offaly Independent reported this week.
Council planners have expressed concerns about aspects of the plans for the 2,100-square-metre store.
The applicant – Cedarglade Limited – has sought permission for the site, including a 240-square-metre cafe with outdoor seating, a 110-square-foot pharmacy, a 78-square-metre shop, 135 parking spaces, and 26 bicycle spaces.
Development Questions
The planners’ concerns include a proposal to reduce carriageway width to allow for traffic-calming at the entrance to the development.
They also highlighted the accommodation of cycle and pedestrian access to the site and the height of the proposed 1.8-metre weldmesh fence around the site.
The planners have asked Cedarglade Limited to submit proposals for the permanent seating booth in the plaza area and adjoining the supermarket and litter bins.
The developers must also submit a revised landscape architect design report and landscape masterplan indicating creeper planting on the public-facing side of the ‘marshalling yard walls’.
Cedarglade Limited is a subsidiary of the Musgrave Group, which owns the SuperValu and Centra brands.
The site of the proposed development is two kilometres north of the Tullamore town centre.
In its request for more information, Offaly County Council has asked applicants if it is ‘feasible to reduce the carriageway width’ from the proposed 6.5 metres, in order to provide for traffic-calming at the entrance to the development.
The council also requested that the proposed cycle lane and footpath are both two metres in width, segregated vertically, and should ‘tie in to the existing protected junction and the development to the east’.
Cedarglade Limited has six months to submit further information to the council.
If it does not submit the information on time, the council will declare the application as withdrawn.
